Construction Phase Inspections

Construction Phase Inspections Services

Are you having a home constructed? It is always best to correct bad building practices and flaws as they occur. It is normally too late once they are covered up. Concealed problems will not be seen or uncovered until they later become a major problem.
The recommended minimum phase inspections are:

Foundation Pre-pour Inspection

To verify that the foundation components meet industry standards and the engineering plans. The foundation is the main stability point of the structure. When this is done wrong, the structural stability is compromised for the life of the home. It is too late once the concrete is poured.

Framing Stage Inspection

Inspection of the building envelope, window installation, and framing. Most windows are not installed and flashed properly. This is the time to protect your home from moisture intrusion and a faulty framing structure. The existing wiring, ducts, and plumbing will be inspected at this time if completed. This needs to be done prior to the installation of insulation and drywall.

Final Inspection

This is a complete general home inspection following industry standards and the TREC Standards of Practice. This should be done when the home is completely finished, but done prior to closing. No matter what the builder tells you, once you close, you are accepting the home As Is. GMK Home Inspection Service will point out the problems before you accept the home.
